5 WAYS TO REDUCE YOUR CONSTRUCTION COST
There are many ways in which you can reduce your construction costs, which include:
Ensure you know exactly what you want before you start. How do you want your project to look? Consider and decide on all the finishes. How many and what style of light fittings, sockets, tiles, flooring, sanitary ware do you want? Establish exactly what you want to reduce variations and extras during the project.
Employ the best consultants you can afford. Professional consultants will put plans in place and help to ensure that the contractors are pricing the same design, specification, structure and fabric. If you don’t give each contractor the same details they will pricing on a different basis and this will make it difficult to compare and analyse quotes.
Shop around for the best deals but ensure you get quality materials; supply the contractor with finishing items such as tiles, flooring, ‘second fix’ items which include bathroom suites from reputable or recommended suppliers.
Fixed price lump sum contracts should be negotiated with your contractor. Get a labour only price for installing items you will be supplying.
The programme should be sensible, measurable, achievable and realistic. You must ensure you know how long the project will take ‘time is money’. The longer the project takes the more you will be paying for preliminary items, welfare facilities, scaffolding and contractors overheads etc.
