Lack of DETAIL in the design and specification which often leads to contractors quoting on differentials and clients not comparing ‘like for like; or ‘apples with apples’. The result makes it difficult to analyse quotes and clients end up paying for ‘variations’ that may have otherwise been included in the contract or price.
Cost information found in magazines and on the internet is very subjective. A realistic budget based on DETAIL design and specification should be determined at the outset together with a 10% contingency.
Contractors not pricing DETAIL specification & design may exclude items which you may require. You may incur additional expense during the project and this may mean your project budget could spiral out of control.
Going with the cheapest priced builder is a big problem; cheap is rarely the best. Ensure that Check you know what you are getting for your money. Is the builder or contractor capable of completing the project for the price quoted, in a reasonable time to the expected quality? Ensure you get references and a project programme (start and finish date) from your builder or contractor.
Not having a payment schedule or contractual agreement in place can be cause problems and complexities in the case of a cost increase or dispute. Home owners often incur additional expenses trying to mitigate cost increases caused by ambiguities in a quote or estimate. Payment schedules or contracts should be fair to both parties and agreed prior to commencement.
